Legal fees are the fees charged by the solicitor or conveyancer to carry out the work. Disbursements are the third party charges for services, which include:

 

  • Anti-money laundering checks as required by law.
  • Obtaining a copy of title deeds from the Land Registry.
  • Local authority searches such as drainage and environmental searches.
  • Property fraud. You will want to check that the lawyer you’re sending money to is a real company.
  • A fee to the Land Registry for transferring ownership on completion from the seller to the buyer.
  • The telegraphic transfer fee which guarantees funds reach an account on a specified day, a typicaly requirement from mortgage companies.
  • Stamp Duty Land Tax which is charged on a sliding scale for any property costing above £125,000.
  • A supplement for the additional legal work incurred if you are buying through the Help to Buy scheme.
